Michael R. Lemanski

Founder & Chairman

Michael Lemanski, Founder and Chairman of NSV Development, is responsible for strategic vision, partnerships, investment, and company oversight.

Michael has more than 20 years of real estate investment, redevelopment, and fund management experience. He has created a number of successful companies focused on recreating vibrant, diverse, and dynamic urban environments.

Michael is best known for his master development work helping to transform Durham’s city center. Michael started and led Greenfire Real Estate Holdings which was responsible for the acquisition and redevelopment of over 28 distressed properties that resulted in over $300M of private investment. The firm also provided leasing, asset management and property management services.

In addition to delivering on its redevelopment and investment goals, Greenfire prided itself in creating a diverse team and attracting primarily local and minority investors.

From 2011-2016, Michael served as the Founding Director of a consulting firm (DFI) based out of the UNC School of Government.  Under Michael’s leadership, DFI grew into a market-leading firm advising more than 100 local governments on how to create public private partnerships and attract private investment into distressed areas.

In addition to his work with NSV Development, Michael is Founder and CEO of Rivermont Capital.  Rivermont currently manages multiple real estate private equity investment funds, which invest in emerging downtowns.

Michael has been a frequent lecturer at UNC and Duke on public private partnerships, real estate development and finance. He has served on boards for Big Brothers/Big Sisters, Downtown Durham Inc., Durham Arts Council, and Research Triangle Regional Partnership.

Dewayne Washington

Partner

Dewayne Washington, Partner at NSV Development, oversees all aspects of NSV’s work with a focus on strategy, operations, and investor relations.

Dewayne has 20 years of commercial real estate experience and has been an active investor in the redevelopment of downtown Durham for 15 years.

In addition to his work at NSV Development, Dewayne is the CEO and managing member of DWG Property Services firm. DWG was one of the first African-American firms to specialize in concrete placement, successfully tackling major projects including the redevelopment of Durham’s Lincoln Hospital, the largest redevelopment by an African-American firm at the time. In 2015, DWG expanded the business to all areas of property services, and its portfolio grew to include national clients such as Phillip Edison, Target, Lowes Home Improvement, and Dollar General. Annual Revenues for the company have rapidly grown year over year since inception.

Dewayne was the head football coach at Heritage High School in Wake Forest from 2015-2017. The Huskies made the state playoffs each of the three seasons under his leadership, and in 2016, posted an 11-3 overall record, advancing to the third round of the playoffs. Heritage set the record for most wins in school history during Dewayne’s last year as coach with a 12-2 record.

From 1995-2005, Dewayne passionately ran the Dewayne Washington Foundation, which provided education services and increased access to technology for youth attending college in North Carolina. Yearly football camps and an annual golf tournament were defining events for the Foundation.

Dewayne currently serves on the Board of Trustees of North Carolina State University, and has served on the Ravenscroft School Board of Trustees, WakeMed Foundation, the Durham YMCA Board, and Union Baptist Trustee Board. Dewayne has been involved with the 100 Black Men of America, and volunteered as a coach for Pop Warner football.

Dewayne graduated with a degree in Multidisciplinary Studies from NC State University. He is married to wife Adama and they have three kids DJ. Demi, and Delaney.

Andrew Holton

Principal

Andrew Holton is a Principal with New South Ventures.

Prior to joining NSV, Andrew spent nearly seven years working for the N.C. State Treasurer and the North Carolina Retirement Systems. During that time he worked in various role, including the lead attorney for the Local Government Commission, Deputy Chief of Staff, Interim Audit Director and General Counsel.

Throughout his career, Andrew has served as an expert and consultant on economic development, demographic, finance and legal issues for organizations like the University of North Carolina, the Triangle Community Foundation, the Z. Smith Reynolds Foundation and Wake County, North Carolina.

Andrew serves on the boards of Education North Carolina, the North Carolina Center for Public Policy Research and the Caris Foundation. He holds a JD from the University of Wisconsin Law School and at BA from the University of North Carolina at Chapel Hill.

Peter K. Cvelich

Principal

Peter Cvelich, Principal at NSV Development, is responsible for coordinating all aspects of project development including feasibility assessment, financing, entitlements, design, construction, marketing, and leasing.

Since partnering with the NSV team in 2015, Peter has managed the redevelopment of two of Durham’s iconic historic office buildings: an $8M renovation of the 41,000-SF Trust Building and a $15M renovation of the 212,000-SF Tower at Mutual Plaza.

Previously, Peter worked for DFI, a market-leading firm advising over 100 local governments on how to create public-private partnerships and attract private investment into distressed areas. He led project execution from work planning, market research, site constraints analysis, program design, financial modeling, public stakeholder engagement and outreach to the private development community. Peter managed and advised on $150M of revitalization projects in various stages of development planning while at DFI.  

Peter has also worked in tax credit syndication, underwriting low-income housing, historic rehabilitation, and new markets tax credit transactions on behalf of equity investors. He began his career with an international development consulting firm in the Research Triangle Park, NC.

Peter has a Master of Business Administration from UNC Kenan-Flagler Business School and a Master of City and Regional Planning from UNC-Chapel Hill. He received a Bachelor of Arts Degree in Journalism and International Studies from UNC-Chapel Hill.

Carl P. Webb

Principal

Carl Webb, Principal at NSV Development, is responsible for strategic planning, community outreach and engagement, marketing, business development, and branding strategies.

Carl has over 12 years of commercial real estate development experience.  He played a leadership role with NSV Development in the redevelopment of both the Trust and NC Mutual buildings.  

Carl is also the Founder and CEO of Forty/AM, a community development and advisory firm.  Forty/AM focuses on projects that help revive and preserve community’s unique histories and legacies. Forty/AM creates opportunities for minority engagement, participation and ownership in transformative real estate projects.

Carl is currently launching Provident1898, a coworking/shared office and creative workplace in The Tower at Mutual Plaza. Provident1898 aims to honor the entrepreneurial legacy of the building by creating a space that supports and encourages minority and women-led businesses and artists.

Prior to establishing Forty/AM, Carl was a partner at Greenfire Real Estate Holdings, where he led the public and government relations strategy in the redevelopment of over 28 distressed downtown properties.  

In Carl’s early career he was partner in Webb Patterson communication and Owner of Advertising Communications.  Both firms focused on Public Relations and Marketing Communications for many Fortune 500 companies and government agencies.  

Carl has served on boards for Wells Fargo, Parrish Street Advocacy Group, Discover Durham, Downtown Durham Inc., Durham Chamber of Commerce, Triangle Community Foundation, Bank of America Advisory Board, Preservation Durham and The Nasher Museum Friends Board.

He studied at North Carolina Central University, later graduating from the Art Institute of Atlanta.  He is a graduate of the Leadership Triangle and Leadership North Carolina programs. He also completed the Minority Business Executive Program at Dartmouth’s Tuck School of Business.

Christy A. Raulli

Director of Development

Christy Raulli, Director of Development for NSV Development, manages all aspects of NSV’s work, from operations and business development, through pre-development and leasing. She also manages government and community relations for many of NSV’s current projects.

Christy has over 15 years of experience in real estate, and spent 5 years consulting directly for North Carolina local governments on public-private partnerships.

Christy joined NSV in 2018, and is currently overseeing over $300M in pre-development projects.

Christy also served as the Associate Director of a consulting firm (DFI) based out of the UNC School of Government from 2013-2018.  Christy oversaw all operations, including business development, strategy, hiring and project oversight as DFI grew into a market-leading firm advising over 100 local governments on how to create public-private partnerships and attract private investment into distressed areas.

Early in her career, Christy co-founded an affordable housing non-profit in 2001 that acquired and redeveloped workforce housing units in Carrboro, NC.

Christy is a licensed North Carolina real estate agent, was the vice-chair for the Hillsborough Planning Board and has served on multiple cooperative business Boards of Directors.

Christy holds a Masters in City and Regional Planning from UNC-Chapel Hill, and a Bachelors of Fine Arts with honors from the State University of New York at Fredonia.
